You’re entitled to use the roofing contractor of your choice as long as their price is in line with industry standards, so don’t feel as though you need to use the cheapest roofer to work within your insurance allowance. Get local personal and co-operating supplier references from the company. There is less chance of potential issues or scams when you choose a contractor with a history in your area. They are more familiar with county code regulations and have a relationship with customers and suppliers.

Manufacturer certifications are important. These are considered a certificate of approval because the contractor has passed certain requirements to be factory-certified. This also secures you as a consumer, by assuring you that the contractor builds your roof within the warranty requirements.

Research Better Business Bureau (BBB) ratings. Most contractors rush in right after a storm looking for work. Although we respect and appreciate the efforts in making a little extra money, many reps may have little to minimal training, as some contractors hire on a temporary (storm season only) basis. It’s important to look them up on the BBB website and make sure they have a good score. Stay away from contractors who do not exist on BBB.org.

Get detailed warranty information. Not all contractors can offer warranties from the manufacturer that includes coverage for the contractor’s workmanship. If a contractor installs the roof incorrectly, it can void your manufacturer’s warranty. Worse, it may take months or years for the unknown damage to show up and insurance can deny payment of repairs or new install. If the contractor won’t fix it (or God forbid, has gone out of business) you will be left having to pay for their mistake.

Be concerned about safety. Contractors without a training or safety program may not be the best person for your job.

Check for suitable, reputable license and insurance. Your contractor should ALWAYS have insurance for ALL employees and subcontractors, and willing to present you with a copy of their insurance certificate for validation. Inadequate insurance could lead to an expensive litigation between you and the contractor if an employee was to incur an injury on the job. Colorado requires licensing for ALL roofing contractors, but that does not stop unlicensed contractors from slipping through the system.

Pay your deductible. Any contractor who states they can conduct the work for you without you having pay your insurance deductible, is committing insurance fraud and placing the homeowner in significant risk of insurance fraud as well. Should your insurance company decide to inspect and/or audit the job, it would be an extremely uncomfortable position for all parties to be in. If a contractor offers you to give monies, “under-the-table” for your deductible, walk away! They are violating the insurance rules and regulations and possibly flagged with insurance companies already. The insurance deductible is the responsibility of the insured and the insurance company, and provide a quote without inflating the estimate to cover the deductible.

Be involved in your claim. Any representatives who state they are personally “a claim specialist” and will handle your insurance claim for you, may be placing you at risk. The insurance agreement is between the homeowner and the insurance company. Be advised, this could potentially open a door for disaster and possible legal actions, against your best interest.

Don’t be be pressured into signing right away. Watch out for the representative who pressures you to sign a contract on the spot, especially before the insurance company has estimated the damage. Some contractors state that they can work within the scope of whatever your insurance company offers, but you may be stuck with a bill of items unknown. The contractor should thoroughly examine and document the home, verifying that their insurance adjuster is made aware of all damages.
